Real Estate in Game
Hello, dear readers. Today, I will try to tell you about the properties (about houses and locations that can be conditionally called houses) in Skyrim. There are spoilers.
Section 1. Houses You Can Buy
In this section, we will look at 5 houses that are available for purchase. They are located in the cities of: Whiterun, Markarth, Riften, Windhelm, and Solitude. You can buy a house by contacting the yarl's steward. You can also furnish the houses for an additional fee.
Interesting!
If you are going through the civil war, when the yarl in the city changes, you will immediately gain the ability to buy a house. Otherwise, you will have to complete the yarl's quest(s) and help the locals (from 3 to 5 quests).
"Hearthfire". Whiterun.
The house itself.
This is the cheapest house in the game. Its cost is 5000 septims. To purchase this house, you only need to follow the main quest - kill the first dragon. After that, you will be made thane and given the opportunity to buy a house. In other cities, the order is different - first, you buy the house, and then you are made thane. After purchasing the house, your first housecarl, Lydia, will approach you. In other cities, housecarls will wait for you in the bought house.
Characteristics (fully furnished):
- 4 bookshelves,
- 1 shield rack (a large wall rack where you can hang a shield and 2 weapons),
- 2 weapon racks (small stands, only for one weapon),
- 1 weapon rack (with two slots),
- 18 storage spaces (including barrels and tables),
- no display cases and mannequins,
- alchemical laboratory.
Additional furnishings:
- Kitchen. Hearth, table, two chairs, shelf for supplies.
- Living room. Shelves on the walls, a couple of tables, two chairs by the hearth.
- Dining room. Long table and bench, several shelves with dishes.
- Alchemical laboratory. Table for experiments, table and chair, bookshelf and chest.
- Second-floor living room. Several tables and chairs on the second floor.
- Bedroom. Two bedside tables, a wardrobe, a table with two chairs.
- Total cost of all furnishings - 1800 septims.
Personal opinion: In general, I recommend buying all the furnishings, as only then does the house acquire a finished look. There is also a risk of finding cobwebs when unfurnished. But if you are short on money, you can skip the kitchen, dining room, and second-floor living room. Also, not everyone will need a laboratory. Overall, the house is very good for its price. A bed, shelves, chests. Everything you need. A bit small, cramped in my opinion.

The house is located on the upper tier of Markarth. It costs 8000 septims. To buy it, you will need to complete a special quest from the yarl (go - kill - bring), as well as help 3 people in the city. After that, you can buy the house and become thane. Housecarl - Argis.
Characteristics (again, when fully furnished):
- 3 bookshelves,
- 3 shield racks,
- 2 weapon racks,
- 2 weapon racks (two slots each),
- 1 mannequin,
- 4 display cases for daggers,
- 12 storage spaces,
- alchemical laboratory and soul gem focus.
Additional furnishings:
- Entrance hall. The entryway will be adorned with rugs and decorative plants.
- Living room. Large dining table, several tables, shelves, and some furniture.
- Bedroom. New furniture for the bedroom, a small space between the guest and master bedroom.
- Alchemical laboratory. Table for experiments, several shelves.
- Enchanter's laboratory. Soul gem focus, shelves, and decorations. Unfortunately, I cannot say if weapon racks are included in the enchanter's set.
- Total cost - 4200.
Personal opinion: A great house. Among all the others, I live here. Spacious, traditional, cozy. Some may not like the stone, but for me, it’s a plus. Downsides - only one mannequin. You can skip the entrance hall and living room.

"Honeybrew". Riften.
Manor!
The house is very interestingly located. One entrance is from the city, the other is behind the city walls. This way, you can visit the city without passing through the main gates. The cost is 8000, but there is an opportunity to buy it cheaper (from 5000) if you do not have enough money. For the acquisition, as usual, you need to complete the yarl’s quests and help, it seems, three people in Riften. Your housecarl will be Iona.
Characteristics:
- 4 bookshelves,
- 1 shield rack (large),
- 4 weapon racks (small)
- 1 weapon rack (4 slots),
- 2 mannequins,
- 12 storage spaces,
- no display cases,
- alchemical table, soul gem and tanning rack.
Furnishings:
- Kitchen. Kitchen furniture (located right behind the entrance), kitchen hearth.
- Bedroom. Bedside tables, wardrobe, and a small table with two chairs. Improved bed.
- Alchemical laboratory. In the basement (!) are the table for experiments and several shelves.
- Enchanter's laboratory. In the basement (!!). Soul gem focus and shelves. This set also includes mannequins.
- Garden. A plot of land next to the house will be planted with various herbs, vegetables, and other plants.
- Cost - 4300.
Personal opinion: A good house. Two mannequins and an interesting entrance-exit system. The garden and tanning rack are pleasing (apparently, it’s in one set). Actually, you can skip the garden. The bedroom and kitchen are also optional. I was disappointed by the mannequins, focus, and laboratory in the basement. It's a bit gloomy there, in my opinion.

"Hjerim". Windhelm.
Quite a large one.
The house is linked to the quest "Blood on the Snow". You need to buy the house to continue this quest. Important! If you do not want to leave blood stains and remains of people in the house, do this: buy the house - order a cleaning from the steward - buy additional furnishings. That's the way to do it!
The house costs 12000 gold (as in Riften, you can buy it for 8000). The housecarl's name is Calder.

- 12 bookshelves,
- 2 shield racks,
- 7 weapon racks,
- 7 display cases (it seems, 3 of them are for daggers),
- 3 mannequins,
- 1 weapon rack (with 5 slots),
- 29 storage spaces,
- alchemical laboratory and enchanting table.
Additional furnishings:
- Kitchen. Includes a hearth, table, and shelves.
- Living room. On the first floor, a living room will be furnished with several tables, chairs, and shelves.
- Alchemical laboratory. A laboratory for engaging in alchemy.
- Enchanting laboratory. Soul gem focus.
- Stair landing. Weapon racks, display cases, and animal heads on the walls.
- Bedroom. Improved bed, shelves, and bookcases. Lighting and finishing of the bedroom have been changed.
- Guest room. In the guest bedroom of the house: a more luxurious bed, a small table, and several shelves.
- Total cost - 9000.
Personal opinion: The best house. But if you forget to clean (like I did), the blood stains and skeletons spoil the overall picture. However: a large house with 3 mannequins (on the second floor, not in the basement!). Although, in my opinion, the lighting on the first floor and in the laboratory is a bit oppressive. But this might be because it wasn’t cleaned.

"Pinnacle Whistle". Solitude.
Here it is, the most expensive house!
Yes, the most expensive house. 25000 full septims. Two floors and a basement. As for quests: nothing special, a task from the yarl, help 5 residents. Housecarl - Jordis.
Characteristics:
- 10 bookshelves,
- 2 shield racks,
- 2 weapon racks,
- 2 mannequins,
- 2 weapon racks (with 5 and 2 slots),
- 15 storage spaces,
- no display cases,
- laboratory and soul gem focus.
Additional furnishings:
- Living room. A large table, chairs, and many decorations for the living room on the first floor.
- Bedroom. The bedroom on the first floor will get a new bed. Also, next to the bedroom, there will be a small room with a table and chairs.
- Alchemical laboratory. The laboratory will be placed in the basement.
- Magical laboratory. The enchanting laboratory will be located in the basement. Soul gem focus, shelves, and mannequins.
- Internal courtyard. A small table and two chairs outside.
- Price - 11000.
Personal opinion: Large. But, subjectively, Hjerim is larger. Again, soul gem focus and laboratory in the basement. Also, there’s some strange room with a couch in the basement (prison?!). You can skip the living room, bedroom, and internal courtyard (though it looks quite cozy). In my opinion, the price is inflated. The house is not that luxurious and comfortable to demand such money. But there’s an interesting feature - a safe!

Section 2. Other Abodes.
"Nightingale Hall".
Here it is located.
It becomes available after completing quests from the Thieves Guild. It’s not very comfortable, but unusual.

An ordinary bed is available immediately, and the guild master’s bed is at the very end of the quest line.

In Jorrvaskr, it’s quite cozy, alongside brothers in arms. And when you become the Harbinger, you will be able to sleep in Kodlak's quarters.

"Archmage's Quarters". College of Winterhold.

You will receive this abode after completing the College questline. Quite interesting, it has its garden, a staff, a soul gem, and laboratory, many ingredients, a bed, and, surprisingly, a safe!

Dark Brotherhood Sanctuary near Dawnstar.

You will gain control of the sanctuary after completing all Dark Brotherhood quests. Its furnishing will cost you 19000 septims, but you won’t spend anything from your supplies. You’ll earn an additional 1000.

You can live in any cleared place. However, sometimes bandits will return there. Also, interesting cabins are scattered throughout Skyrim. I’ll tell you about some, search for the rest yourself.

You will start your acquaintance with the Dark Brotherhood here. If you return, the victims will still be sitting on their knees, and one of them - lying dead (if, of course, you killed her). Interestingly, it is impossible to access before the DB quest.
Victims. To keep them from chatting, you can kill them. But it seems you will receive a fine (O_o).
And it’s all bloody.
Well, that seems to be everything I wanted to tell. Although, no. A couple more interesting things, if you don’t mind?
Interesting fact number one.
Daedric hearts. You can find them in Kodlak's quarters. If you take it, a new one will appear after some time. When you become the Harbinger, the "Steal" marking will disappear from the heart.
On the tray. Did he eat them?
Also, a daedric heart can be found in the Hall of Vigilance, with Vigilants of Stendarr. But it can only be stolen. Whether it respawns is unknown.

Interesting fact number two.
N'Gasta Kvata Kvakis. A book by this title can be found in Nightingale Hall, near the first beds. It seems it was in Morrowind? The text is allegedly written in the language of sloths. But, in fact, the text is a mangled esperanto. And in the book (which, judging by the preface, was written by a necromancer and contains secret and terrible knowledge of necromancy) it supposedly talks about a European community of esperanto enthusiasts. However, Bethesda does have a sense of humor!
